Most deposit disputes don't come down to who is right about the carpet — they come down to who has proof. If you leave and your landlord inspects the unit alone days later, you have no way to contest what they claim to have found. A written request for a joint walkthrough, sent before you hand back the keys, puts you on record as the one who tried to do this the fair way.

Why send this before you move out

Many states give tenants the right to be present for a move-out inspection, and some require the landlord to offer one — but that right usually has to be exercised, not assumed. If you never ask, a landlord who wants to skip the walkthrough has no reason to schedule one. Requesting it in writing, with a specific move-out date, starts a paper trail: if they don't respond or refuse, that silence becomes useful evidence later if the deposit comes back short with vague or padded damage charges.

What a joint walkthrough actually protects

The value isn't the meeting itself — it's the shared, contemporaneous record it produces. Walking the unit together means both of you are looking at the same walls, the same fixtures, the same carpet, on the same day. Take your own photos and notes during the walkthrough regardless of whether the landlord does; a joint inspection with no documentation is only marginally better than no inspection at all.

Timing matters more than wording

Send this as soon as you have a firm move-out date, not the week you're packing boxes.
